Solicitor or Conveyancer
For any property-related legal work, a Solicitor or a Conveyancer will do a very similar role. Their duties will vary from case-to-case, but they will investigate any property being sold or purchased, to ensure there are no known issues or problems that the buyer will inherit or may be an issue for the mortgage company.
Local Solicitor Firm or On-Line ?
There will be some service differences depending on the location of the Solicitor / Conveyancer you use.
A local Solicitor Firm will be more visible, and can be visited if you require to drop off documents, or need to discuss issues. A level of convenience will be appealing. However, that may need to be balanced with the costs, which may be more compared to other solicitors or similar firms that can help.
Some local firms may provide specialist support and can give a higher level of personalised service, but you also need to ensure the firm is large enough (typically number of partners).
Most lenders will operate a panel of approved solicitor and conveyancer firms, who will typically be of a certain size and transaction sufficient cases a year. It is really important to establish the Mortgage Lender most likely to be used, and then check that a potential firm is on the Lenders panel (ask us and we can do those checks).
