      Further Advances / Second Mortgages

      Should you wish to borrow more money in additional to your current mortgage, a Further Advance (sometimes called a Second Mortgage or Loan) could be a great option for you, especially if your current lender is unable to help you.

      A Further Advance is ideal for those who are :

      Tied Into a Fixed Rate Mortgage and there are penalties or redemption penalties
      You have a mortgage with an existing low rate and with to retain this, whilst raising more capital
      The Further Advance offered by your current lender is expensive
      Your current mortgage is on an 'interest only' product and wish to retain this
      Looking to capital raise for business purposes, or for a Buy to Let Deposit
      Keen to retain your current mortgage product, but have had some credit problems in the past
      Recently Self Employed, retired or attract income from multiple sources
      Capital Raising on Buy to Let property to extend the portfolio

      Bridging Finance / Short Term Loans


      Bridging Loans are ideal short term and fast means of borrowing money at a time when traditional finance may not be suitable or available.

      Such Short term finance can come in many disguises but is fundamentally the same product - a loan secured on property, with a repayment set for a number of months rather than years. We help clients with Bridging Finance for the following reasons :

      With all Specialist lending it is important not to compare the pricing against Residential Mortgage Finance - both are very different ways of borrowing money, and are priced accordingly. Many of these facilities will be priced based on the security on offer, the amount needed to borrow, the risk of any project and the level of experience that individual or company has.
